What to compare
Begin with the same property brief for every company: building type, occupied areas, known roof systems, visible symptoms, event dates, prior repairs, and the reason you are seeking help. Do not improve the story for a proposal. A bidder who sees different information may reasonably return a different scope, which makes the final numbers hard to compare.
Then separate evidence from interpretation. A dated ceiling photograph is evidence. A statement that hail caused the mark is a conclusion unless a qualified inspection supports it. Ask each proposal to identify what was observed, what could not be accessed, which finding supports the recommended work, and what could change after materials are opened.
Normalize the work boundary. Compare tear-off or retained layers, covering, underlayment, deck allowance, flashings, edges, penetrations, ventilation, gutters, access, property protection, disposal, permits, inspection, weather protection, cleanup, exclusions, payment, change orders, and warranty sources. A short scope may be less expensive because it transfers decisions to later.
Visible roof clues
Use safe positions only. From the ground, a window, or an ordinary occupied interior, record displaced material, debris, an edge change, gutter overflow, a ceiling mark, damp odor, or a change after weather. Include date, time, weather, room, roof face if known, and whether the condition is spreading. Leave roof and ladder access to qualified parties.
A stain location does not automatically locate the exterior entry. Water can follow deck joints, framing, insulation, fasteners, or penetrations before it appears inside. Give the inspector the whole sequence, including prior rain, plumbing or mechanical work, and earlier patches, rather than directing the investigation to the spot directly above the mark.
If there is a sagging area, opening, active electrical hazard, fire, collapse concern, downed utility, unstable debris, or immediate threat, keep people clear and use the proper emergency or building channel. A referral line does not replace emergency response, an insurer, property management, or a public authority.
Questions to ask
Ask who will inspect, who will sign the contract, who will supervise, and who will perform the work. Record the exact legal entity. Company names, trade names, sales representatives, subcontractors, and license holders may differ. The written proposal should make responsibility understandable instead of relying on a logo or a verbal introduction.
Ask how measurements were produced and where quantities appear. Request product manufacturer and line, accessory details, fastening or attachment basis, flashing treatment, ventilation approach, disposal, and testing or inspection steps. If several roof types meet, the interface deserves its own line rather than a note that materials will be installed as needed.
Ask what requires written authorization. Concealed decking, wet insulation, extra layers, unsuitable prior work, discontinued material, masonry defects, or another trade can change a project. A proposal should explain how the condition will be documented, how the building will be protected, and how price and schedule effects will be approved.
Material routes
Material names are only the beginning. For asphalt shingles, compare the complete accessory and flashing approach as well as the field product. For metal, compare panel or piece profile, attachment, seams, edges, penetrations, finish, and transitions. For low-slope assemblies, compare substrate, insulation, drainage, membrane, seams, terminations, and rooftop equipment interfaces.
Do not rely on a generic lifespan, price per square, or warranty headline. Service conditions, slope, exposure, substrate, ventilation, maintenance, installation, manufacturer instructions, and interfaces influence the assembly. Ask which written warranty comes from the manufacturer, which comes from the contractor, and what registration, maintenance, or transfer terms apply.
Project checklist
Before work, identify the decision maker, occupants, access limits, neighboring property, landscaping, overhead lines, parking, delivery, storage, pets, noise constraints, and areas needing protection. Photograph existing exterior and interior conditions from safe locations. Agree on daily weather protection and who reports changes.
During work, preserve dated records of material labels, uncovered layers, decking decisions, flashings before concealment, drainage paths, authorized changes, inspections, and interruptions. The purpose is not to supervise trade technique from a phone. It is to keep the owner, contractor, insurer, manager, and other trades aligned on the approved scope.
At closeout, collect the final contract, paid invoices, change orders, permit and inspection records when applicable, product information, warranties, maintenance guidance, roof plan, repair locations, photographs, and any open item. Verify that the party issuing a warranty is named and that excluded interior, masonry, solar, mechanical, or drainage work remains visible in the record.
Call shortlist
Call 877-702-1610 with the property type, safe observation, date, roof system if known, and goal for the visit. Ask who answered, which company may provide service, whether the address and roof type fit its work, and what happens next. Write the recipient and appointment details into the comparison file.

Confirm Raleigh coverage, service fit, credentials, insurance, availability, price, permit responsibility, and contract terms directly before authorizing work.
FAQ
Should the lowest proposal win? Not until the scopes describe the same work boundary, materials, allowances, protection, closeout, and changes. Can this desk diagnose a leak? No. It helps organize evidence and questions for an on-site professional. Does a referral prove a company is licensed or insured? No. Verify the exact entity and current records.
Does every Raleigh roof project follow one permit path? Requirements depend on the address and scope. Check the current City of Raleigh Permit and Development Portal or ask the city. Does a roofer decide insurance coverage? No. The carrier interprets the policy and claim. Keep inspection evidence, temporary-work receipts, and carrier communication in separate labeled records.
Put the roof question into words
Have the property type, safe observation, date, and existing records ready. Ask the recipient to identify the company and confirm whether the address and roof concern fit its work.
