Set the common brief

Give each bidder the same roof map, symptom timeline, photographs, property constraints, and requested outcome. Note unavailable areas and any prior report. If a later visitor receives new evidence, circulate that evidence to the others or mark the comparison date so the information difference remains visible.

Keep the request neutral. Ask for findings and a recommended boundary rather than directing every bidder toward replacement or a patch. A recommendation becomes more useful when the report shows the observation, location, limitation, and reasoning behind it.

Align the scope rows

Create rows for removal, substrate, covering, underlayment, edges, valleys, walls, penetrations, ventilation, gutters, equipment, access, protection, disposal, permits, inspections, cleanup, and closeout. Mark included, excluded, allowance, alternate, or unknown. Blank is not the same as excluded.

Move price to the final column. First reconcile quantities, product identity, detail boundaries, decking method, schedule assumptions, and change procedure. Ask for revisions in writing instead of trying to remember a salesperson's explanation beside an older proposal.

Check the company record

Match the legal contracting entity to the proposal, license search when applicable, insurance evidence, permit, invoice, and warranty. Ask which people are employees or subcontractors and who controls safety, supervision, cleanup, and callbacks. This desk does not pre-verify the company reached by telephone.

Close the comparison

List unresolved decisions with an owner and due date. A proposal can remain under consideration while a product, historic approval, insurance inspection, solar interface, or decking allowance is clarified. Choose only after the property understands what is included, what could change, and who accepts each responsibility.

Put the roof question into words

Have the property type, safe observation, date, and existing records ready. Ask the recipient to identify the company and confirm whether the address and roof concern fit its work.
