Describe the existing assembly

Use records, safe observations, prior openings, and qualified investigation to identify known substrate, vapor or air control, insulation, cover board, membrane, attachment, surfacing, and drainage. Mark uncertainty. A core or probe requires authorization, safe access, and reliable restoration.

Compare the proposed layers

Request material and thickness for each layer, attachment method, seam method, wall and curb flashing, edges, drains, scuppers, penetrations, walk pads, and tie-ins. For recovery, ask for the documented suitability basis and how trapped moisture or unsuitable substrate is addressed.

Keep drainage central

Map slope, primary and overflow routes, ponding observations, drain bodies, strainers, leaders, and discharge. Ask whether insulation layout or new work changes elevations. Roofers can document conditions, while structural or drainage design may require other qualified parties.

Plan future access

Identify equipment service paths, roof hatches, fall-protection interfaces, solar or antenna areas, and maintenance routes. Keep repair coordinates and compatible-material information. A membrane warranty does not prevent damage from an undocumented later penetration.
