Decision guide

Separate roofing, flashing, masonry, cap, and interior responsibilities

Water near a chimney can involve several overlapping systems that should not be collapsed into one sealant line.

Coordinate a chimney junction without assigning every condition to the roofer.

01

Map the assembly

Record chimney location, roof faces, upslope and downslope sides, nearby valleys, interior rooms, attic access, cap, crown, masonry, flashings, roof covering, and prior work. Use safe positions and do not approach loose masonry or roof edges.

02

Separate proposed components

Ask whether the scope addresses step flashing, base flashing, counterflashing, cricket or saddle, covering, underlayment, deck, sealant, mortar, crown, cap, flue, siding, or interior finish. Each included component needs a removal and tie-in description.

03

Coordinate the opening

If masonry and roofing parties are both needed, decide who opens, who observes, who documents, who completes each layer, and who approves closure. Protect the building during the handoff. One party should not certify concealed work performed outside its contract.

04

Keep a detail record

Save overall location, opened condition, substrate, flashing sequence, masonry work, finished detail, materials, changes, and monitoring. If the interior symptom persists, preserve the earlier timeline and investigate other paths rather than erasing the first repair record.

Put the roof question into words

Have the property type, safe observation, date, and existing records ready. Ask the recipient to identify the company and confirm whether the address and roof concern fit its work.
