Frame the condition

Map roof faces, valleys, collection edges, gutters, drains, scuppers, outlets, downspouts, leaders, splash areas, and visible discharge points. Record where water overtops, runs behind, ponds, stains, erodes, or enters the building. Note rainfall intensity and duration without entering a hazardous area during lightning, wind, or active falling debris.

Preserve useful evidence

Photograph from repeatable ground or window positions during safe conditions. Gather earlier gutter work, roof-edge repairs, drainage plans, underground service records, and changes to additions or site grading. A flow test by a qualified party should state where water was introduced, observed, and not observed. Passing into an opening does not prove the buried destination.

Read the assembly

Compare roof-edge covering, drip or edge metal, fascia, hangers, gutter profile, outlet, downspout, elbows, straps, conductor head, scupper, primary drain, overflow, screens, and discharge. Ask how sizing or layout was selected for the actual contributing roof area and geometry. Do not treat a larger gutter as a diagnosis for every overflow.

Compare the proposed boundary

Define whether the scope cleans, repairs, realigns, replaces, adds outlets, modifies the roof edge, or changes discharge. Ask how slope and outlet function are checked and how retained fascia or soffit condition is evaluated. A new collection system can conceal wet wood or an unresolved roof-edge path unless discovery rules are explicit.

Resolve allowances

Fascia damage, concealed attachment, underground blockage, altered grading, settlement, inaccessible drains, and roof-edge deterioration may expand the job. Put evidence, unit pricing, owner authorization, and responsibility in writing. Separate an underground investigation from the visible gutter scope unless one qualified party clearly contracts for both.

Coordinate other work

Coordinate roofing, carpentry, drainage, landscaping, waterproofing, and property-management decisions. Water should not be redirected onto neighboring property, an entry, accessible route, foundation concern, or another roof without review. The provider should state the end of its tested path and any outlet it did not verify.

Ask before authorization

Ask how the proposal handles existing edge metal, hangers, sealants, expansion, outlets, screens, ice or debris, maintenance access, ladders, landscaping, and cleanup. Confirm the company, supervision, insurance evidence, permit responsibility, schedule, payment, change process, and warranty boundary. Leave elevated cleaning or inspection to qualified parties.

Keep the closeout useful

Keep the drainage map, before and after observations, opened fascia condition, product or profile details, outlet and discharge locations, test notes, approved changes, underground findings, photographs, and maintenance plan. Record the weather or controlled-test condition under which flow was observed so a future comparison does not rely on a dry-day picture.

Comparison decision

Before changing outlet locations or discharge, observe how the proposal affects entrances, paths, lower roofs, landscaping, neighboring property, foundation areas, and any accessible route. Ask who is responsible for reviewing the final discharge point. If an underground line is reused, record what was actually tested and what remains unknown. The comparison should distinguish roof runoff collection from site drainage design. A gutter installation can be complete within its contract even while an owner still needs a separate answer about buried piping or grading. Ask the closeout record to show every outlet and downspout on the building elevation, since one omitted or relocated connection can change how several roof faces drain.
