Frame the condition
Identify the skylight by room, roof face, unit count, visible label if safely accessible, curb or deck-mounted appearance, and symptom. Record when water, fogging, staining, drafts, or finish changes occur. Do not access the roof or remove interior trim to identify a model. A label photograph is useful only when obtained without unsafe entry.
Preserve useful evidence
Gather installation or replacement records, product and flashing-kit documents, roof age records, prior sealant work, warranty correspondence, and dated interior photographs. Mark whether the symptom follows rain, wind direction, temperature change, or interior humidity. Those patterns guide questions but do not decide whether the unit or roof is responsible.
Read the assembly
Ask how field covering, underlayment, sill, side and head flashing, curb, counterflashing, sealants, unit frame, glazing, weep paths, and interior shaft connect. Identify what can be observed without removal and what becomes known only after the surrounding roof is opened. Generic sealant around the frame may not describe the designed drainage sequence.
Compare the proposed boundary
Compare repair, reflash, unit replacement, curb replacement, and surrounding roof replacement as separate boundaries. Ask how far covering is removed, which components are reused, how product compatibility is verified, and how the opening is protected. If roof and skylight ages differ, record the effect on warranty and future replacement access.
Resolve allowances
Concealed deck damage, an unidentifiable unit, custom curb, unavailable flashing kit, brittle surrounding covering, interior shaft damage, and electrical shades can alter scope. Establish documentation, pricing, and approval rules. A unit replacement allowance should state product basis, finish, glazing, controls, and interior work instead of naming only a size.
Coordinate other work
Roofing, glazing, carpentry, electrical, painting, insulation, and interior drying may require different parties. Decide who owns the temporary opening, unit setting, flashing, interior finish, and final test. Keep each warranty issuer and scope distinct. A completed roof photograph does not confirm concealed shaft or electrical condition.
Ask before authorization
Ask which component is believed to admit water and what evidence supports that view, how the selected flashing or unit matches roof material and slope, what protection and weather conditions are required, and how success will be checked. Confirm permit responsibility when applicable, company identity, schedule, payment, changes, and exclusions.
Keep the closeout useful
Keep the unit and label information, roof-zone map, removal photographs, curb and deck condition, underlayment and flashing sequence before covering, product documents, electrical or interior handoffs, approved changes, final test notes, warranties, and maintenance instructions. Future roof work should be able to identify the exact skylight interface.
Comparison decision
When comparing full unit replacement with reflashing, ask what each option leaves in service: glazing, frame, curb, interior shaft, shades, wiring, surrounding deck, and roof material. A lower roofing price may intentionally exclude interior finish or electrical reconnection, while a higher package may combine them. Align the rows rather than assuming one party is charging more for the same work. Confirm who owns water testing or follow-up, because a roof-side result and condensation behavior may need different conditions and different qualified parties. Record the selected unit identifier and rough opening separately, since a nominal size or room label may not be enough to source a replacement after surrounding roofing has been removed.
Put the roof question into words
Have the property type, safe observation, date, and existing records ready. Ask the recipient to identify the company and confirm whether the address and roof concern fit its work.
